Information Needed to Issue Quote:
- Current Rent Roll - including:
• Tenant Names
• Lease Start & Ending Dates
• Base Unit Rent (extra charges should be broken out and not
included in the base unit rent)
- Property operating statements for the
past 3 years and present year-to-date.
- Detailed operating budget or pro forma.
- Location map, color photographs and
property description, including age, improvements, owner
paid utilities, and mechanicals.
- Schedule of units showing number of
bedrooms, baths, floor areas and current rents, tenant
profile including student, military and corporate tenancy.
- For properties with commercial tenants,
schedule of tenant information including lease terms, rent
concessions and tenant improvement allowances, as well as
copies of leases for tenants representing more than 10% of
the net rentable area.
- Principal’s resume(s) and personal
financial statement(s).
- Statement of terms of existing debt
and/or purchase price. For purchase transactions, include a
copy of the purchase contract.
- Proposed repairs and/or recently
completed capital improvements.
- Market information including market rent,
occupancy and demographics.
