Bulls Capital Partners Finances North Carolina Apartment Property

Vienna, Virginia- June 6, 2005 – Bulls Capital Partners, LLC, a multifamily financial service provider and Fannie Mae Delegated Underwriting & Servicing (DUS™) lender announced it has secured financing in the amount of $2.5 million for The Villas at Pebble Creek, a 40-unit apartment building in Hickory, North Carolina.

“We are thrilled to have provided financing for Pebble Creek. This project will always be special since it was one of our first transactions completed under the Fannie Mae DUS program. Furthermore, it was a great demonstration of the quality of the team of mortgage professionals we have assembled at Bulls Capital Partners and the partnership we have established with SunTrust,” notes Herman Bulls, President & CEO.

Completed in 2003, Villas at Pebble Creek is a garden-style apartment complex consisting of one- and two-bedroom units. The property is well constructed with quality materials, custom features and luxuriously appointed units. The stone veneered exterior and meticulously maintained landscaping, including a man-made pond and gazebo, contribute to the park-like setting at the Villas at Pebble Creek. An adjoining fitness club is available to the tenants as part of their rental package.

The owners of Villas at Pebble Creek, L.D. and Tammy Austin, were very pleased with their transaction. “Our experience with Bulls Capital Partners has been a great one. Most large commercial lenders do not have an appetite for loans under $3 million; however, Bulls Capital stepped up to the plate with a great rate and great service.
