Bulls Capital Partners Closes First Local Loan in Washington, D.C.

Vienna, Virginia--January 16, 2005 – Bulls Capital Partners, LLC, a multifamily financial service provider and Fannie Mae Delegated Underwriting & Servicing (DUS™) lender, today announced it provided financing in the amount of $1.35 million for The Fort Stevens Apartments, a 40-unit apartment property in Northwest Washington, D.C.

Fort Stevens Apartments consists of 40 apartment units in a four-story building in the well sought after neighborhood of Northwest Washington, D.C. Constructed in 1941, the property totals 32,617 rentable square feet. Units feature spacious floor plans, large walk-in closets and a standard appliance package.

Bulls Capital Partners originated the loan directly with the borrower.

The borrower for the property, Romano D’Alessandro, was extremely pleased with the execution,
